Evictions and Notices

Evan Loeffler has a track record of successfully representing property management companies, landlords and owners, and commercial tenants in matters including evictions, Section 8, HUD and RD cases, actions in ejectment and "Just Cause" evictions in the City of Seattle.

He serves clients King County, Washington, and surrounding areas including Snohomish, Kitsap, Thurston, Skagit, and Pierce Counties.

The Washington statutes related to evictions are very detailed and failure to follow the procedures to the letter can cause you to lose your case. Experience and careful diligence throughout the process are essential to obtaining the desired outcome during an eviction proceeding. When attempted without experienced legal representation, an eviction proceeding can drag on for months.

For Landlords

The law forbids landlords from using direct eviction methods such as locking out a tenant or removing them by force. You may only remove a tenant by lawful means as described in the Revised Code of Washington (RCW).

Our firm attorneys will guide you through the eviction process and assist you in removing your tenant.  The eviction process in Seattle usually takes two-six weeks to complete. Therefore, we suggest contacting us as soon as you're ready to begin an eviction, so that we can begin the process of getting your property back in your possession.

We will assist you with a current landlord-tenant problem and help you avoid similar problems in the future by reviewing and updating your leases, and recommending best practices to protect your interests.

If you are a property management company or landlord involved in a dispute that may result in litigation or that has resulted in a complaint filed, we encourage you to contact us at 206.443.8678 or use the Contact form.
